The name comes from the acronym of Tuscany Business Agency, the company that owns the brand and is active in the promotion and intermediation of tourism and real estate of historic homes and prestigious residences. The business project was born with its focus in the Tuscany region and then gradually spread throughout Italy.
It promotes stays in charming locations in Italy. In the first place, among the complaints of the guests, there is certainly the difficulty of communication, when this translates into an obstacle at the time of check-in: owners who do not respect the appointments are not found where they said they would be states, or that must be pursued in order to get hold of the keys. So, be quick in replying to incoming guests' messages and calls and stick to appointments.
Another unpleasant situation consists in being in a house different from the one that the announcement had made us hope for. On the other hand, our Guests have had the opportunity to enter not quite clean homes, a situation which in itself is unpleasant and becomes unacceptable in cases in which the cleaning costs are charged separately, and often expensive. Just as you expect the house to be returned to you in order, you must also ensure that your guests find it clean.
One aspect that should be obvious but too often is not that of courtesy. In several cases, our staff were hurriedly greeted by rude people, who didn't spend more than the minimum time needed to exchange the keys. Much more satisfied were those who had a friendly meeting with the owner, who provided indications on places to visit, restaurants, and services around the house. Some also made guests find some welcome items, such as drinks in the fridge or fresh fruit, a highly appreciated gesture.
Even the equipment of the house has a certain importance. There was no lack of unpleasant surprises at the time of check-in, when for example the guests realized that they lacked the appliances deemed essential or in some cases even sanitary ware. A detailed description is better than a meager one: those who come to your house like to find indications on the presence of what seems obvious to you such as sheets, towels, microwave, washing machine, wi-fi etc. Finally, provide the parties with a single document summarizing the conditions of the contract which contains: essential characteristics of the accommodation, arrival and release time, furnishings and accessories present, terms and methods of cancellation, penalties, insurance. Regardless of the applicable legislation, the compilation of an overall document could guarantee greater protection for users.
